Booking a large cabin is not the same as booking a big house. Listings for group properties can be vague in exactly the places that matter, and the gap between what a place claims and what it delivers is usually only obvious once eighteen people have arrived. Here is what we would ask before reserving anywhere, including here.
Does it sleep eighteen, or seat eighteen?
These are different questions. Plenty of large rentals sleep a big number by counting sofa beds, then seat ten at the dining table. Ask how many people can sit down to eat together, because for most family groups that is the whole point of the trip.
How many bathrooms, really?
Bedroom count gets the headline. Bathroom count decides whether your mornings are civilised. For a group of eighteen you want to be somewhere near five, and you want to know how they are distributed rather than just the total.
Is there more than one living space?
One enormous room sounds appealing and works badly. Multi-generational groups need somewhere for teenagers to be loud and somewhere for grandparents to have a conversation, at the same time. Ask specifically about separate spaces.
What happens if it rains?
A property that depends entirely on outdoor space is a gamble in the mountains. Ask what there is to do indoors, and whether it is genuinely enough for the size of your group.
Is the kitchen equipped for the number of guests?
A domestic kitchen with a four-person set of pans does not cook for eighteen. Ask about the kitchen specifically, and whether several people can work in it at once.
Who answers when something goes wrong?
At some point in a week with a large group, something needs fixing. Find out whether you are messaging the owner or a management company, and how quickly they respond.
